Privacy policy
Your privacy matters to me. This page explains, in plain English, what this website collects and what I do with it. Short version: no contact forms, no advertising trackers, no tracking cookies, and no selling your data.
Who I am

What you share with me
This website has no forms. When you choose to call, text, WhatsApp or email me, you share your name, number or email and whatever you write. WhatsApp links open Meta's WhatsApp service, which handles your message under its own privacy policy. I use it only to answer you and to help with your real estate needs, and I may keep it in my client management systems (such as Compass and Follow Up Boss) so I can follow up. Information kept in Compass systems is also covered by Compass's privacy and legal terms. I never sell it.
What the website collects automatically
- Privacy-friendly visit statistics. I use Cloudflare Web Analytics, which counts page views without cookies and without building a profile of you.
- Aggregate button counts. When you tap a button (like "WhatsApp me" or a city on the map), the site records the button, the page, your device type and an approximate city, so I know what's useful. No name, email, IP address or identifier is stored with it, and these counts are kept for up to 24 months.
- Server logs and security. Like every website, the hosting provider (Cloudflare) processes your IP address to deliver pages and block attacks.
- Fonts. Text fonts load from Google Fonts, which receives your IP address when the page loads.
The payment calculator runs entirely in your browser. What you type there is never saved or sent.
Cookies
The public pages of this website don't set tracking cookies. Cloudflare, the hosting provider, may set a strictly necessary security cookie (such as __cf_bm) to filter bots. Some personal pages I prepare for clients (shared by private link) save the answers you type so I can see them and may set a small first-party cookie to recognize returning visits; those pages say so where you type.
Text messages and calls
I text or call for marketing only with your consent, as the federal TCPA and Florida's Telephone Solicitation Act (section 501.059, Florida Statutes) require. Consent is never a condition of working with me. Reply STOP, or tell me any reasonable way, and I'll stop.
Sharing
I share your information only when needed for your transaction (for example with Compass, a lender, title company or the other party's agent, with your knowledge), when required by law, or with service providers that help me run my business under confidentiality. I don't sell or rent personal information and don't use it for targeted advertising.
Your choices
You can ask me what information I have about you, ask me to correct it, or ask me to delete it, by emailing daniel.uribe@compass.com. Some records must be kept for legal and brokerage reasons. Because this site doesn't track you across other websites, browser "Do Not Track" and Global Privacy Control signals have nothing extra to turn off, but they are respected.
Children
This website is not directed to children under 13, and I don't knowingly collect information from them.
Security
The site is served only over HTTPS. I take reasonable measures to protect personal information, consistent with the Florida Information Protection Act.
Changes
If this policy changes, the new version will be posted here with a new date.
