Rent or lease, done right

Questions
How do security deposits work in Florida?
Florida law sets the rules: after you move out, the landlord has 15 days to return the deposit if there’s no claim, or 30 days to send written notice of a claim by certified mail. We read those lease terms together before you sign.
Do landlords have to disclose flooding?
Yes. Since October 1, 2025, Florida requires residential landlords to give prospective tenants a flood disclosure, including whether the landlord knows of past flood damage.
Do you work with pets?
Yes. Pet policies vary by owner and by association, so I filter for them from the start.
Can you lease out my home?
Yes. I price it from recent leases, market it, screen applicants and prepare the lease.
