Questions
What must a Florida seller disclose?
Florida courts require sellers of residential property to disclose known facts that materially affect the value and aren’t readily observable to the buyer. Florida law also requires a flood disclosure, and since October 1, 2025 it covers flood damage the seller knows about during their ownership, flood insurance claims and federal flood assistance. Your attorney can advise on your situation; I make sure the forms are in the file.
What is Compass Concierge?
A Compass program that can front the cost of eligible pre-listing services, like painting, staging or repairs. Terms and eligibility apply, and I’ll walk you through them.
How do you price my home?
From recent sales of truly comparable homes nearby, adjusted for size, condition and features, cross-checked with public records from the county property appraiser.
How long does it take to sell?
It depends on price, condition and the micro-market. I’ll show you recent days-on-market for homes like yours before we list.
